Improvements at Half Moon Bay

By switching over to COMCAST for our telephone service, both K-Hov and the Master Associations will be saving over $1,000 a year. Part of the bundle includes internet service. We now have two WiFi networks operating in the pool area. The Engenius link covers most of the South Pool area, and the HMB MASTER LINK covers the North Pool and the Club House


NEWS FROM THE TOWN - -Still not too late!

At the 21 September Town Council meeting, the Mayor stated that the grant to install free programmable thermostats has not been exhausted. He stated that the town could authorize about 150 more thermostats. Check with the town hall if you want to have one installed.

Improvements at Half Moon Bay

When you return, you may notice that the parking lot lights are much brighter. New Light Emitting Diode (LED) lights were installed using a grant from the EPA. The lights use 80% less power, and have a useful life of 30,000 hours (a little less than 7 years). Both our electric bill and light maintenance bill should be lower.

We were required to install back-flow valves on our potable water supplies. K-Hov intends to use landscaping around the highly visible valves to "hide" them from the street view. Here's an example from in front of Building 104.

NEWS FROM THE TOWN

20 July 2011 - News from the Hypoluxo town meeting.
Hypoluxo intends to have the same millage (tax) rate next year as it is this year. Because property values have generally decreased, the town will take in less this year than last.
The LEDs for the parking lot lighting will arrive in Hypoluxo in mid-August. Expect installation in start late August or early September.
Goodbye Al Blanchard. The town had been contracting with Wellington for building inspection services. Because of cutbacks in Wellington, Hypoluxo was forced to find a new source beginning August 1. Fortunately Boynton Beach was willing to provide the services for $5/hour more than before. This will be covered by permit fees.

Note from the Mayor concerning noise at water plant.
Len Rubin, Barbara Searls and I met yesterday with Linda Stumpf, Town Manager of Manalapan, Trela White, Town Attorney for Manalapan, and Henry Glaus, Manalapan Engineer, to discuss eliminating the noise emanating from the Manalapan Water Plant . The following was agreed upon:
1. Everyone with the exception of Trela agreed there is machinery that produces noise at the water plant. Trela passed on this issue since she has not visited the plant site. One machine is at “Well 15” and the other from the newly constructed (within the past 5 years or so)water processing operation.
2. The two noise producing machines will be enclosed. The enclosure for the water processing machinery operation will be constructed so it can be removed in the event of a hurricane or a need to do so because of the use of major vehicles on the site. Also, the blower on the machine may be redirected. The machinery at “well 15” also will be enclosed.
3. Construction of the enclosures will commence by October 1st. It is estimated the construction will take no longer than one month.
I am pleased with the progress being made on the noise issue at the Water Plant. Although noise will not be eliminated 100%, the noise should be substantially reduced.

PAST NOTICES

5 MAY 2011 - Len Rubin, Town Attorney, sent us a copy of the lawsuit filed by two residents of the James Place Condominium against the owners of the Cenacle property and the Town of Lantana .

The lawsuit does not seek monetary damages; rather, it seeks a declaration by the Court that the Town of Lantana is bound by the settlement agreement entered in the prior administrative proceeding whereby it agreed to change the land use of the Cenacle property back to residential in the event that the developer seeking to build a hotel on the Cenacle property did not close on the purchase of the property. The parties to that administrative proceeding were the Town, the residents of the James Place Condominium, and the developer.

The plaintiffs allege that the Cenacle and the Town are bound by the terms of the settlement agreement, arguing that although the Cenacle was not a party to the proceeding, the Cenacle specifically authorized the developer to file its application with the Town and agreed to be bound by the developer’s actions with respect to the application.

The plaintiffs are seeking reversal of the Town’s decision to reinstate the commercial land use for the property, thereby restoring the residential land use.

He will keep you apprised of the case as it progresses.

CENACLE PROPERTY UPDATE October 28, 2010
The Lantana Town Council has voted unanimously, with one absent, to return the designation of the Cenacle Property from Commercial back to Medium Density Residential. This was the second and final reading.
Any entity that would wish to begin a commercial project on the property must now go to the Lantana Town Council and apply for a change in zoning back to Commercial.

CENACLE PROPERTY UPDATE 10/19/10
The Lantana Town Council has approved on first reading with a unanimous vote to change the designation of the Cenacle Property from commercial back to medium density residential.
Because the plan to build a hotel on the property has been delayed indefinitely and sale of the property has not been finalized, the Town Council voted to change the zoning designation back to residential.
This change had been requested by neighboring Lantana residents who wanted assurances that other less desirable commercial projects would not be built on the property.
Should another developer wish to begin a commercial project on the Cenacle property, they will need to go through the same procedure with the Town Council for requesting that the zoning designation be changed back to commercial.
A second reading of the issue will be held October 28 at the Town Hall on Greynolds Circle at 6:00PM.

The property is to be re-zoned to Medium Density Residential (R3), See Lantana's R3 requirements here.
