Welcome to the 2007 Half Moon Bay social season. If you are a new resident, we're happy to meet you. If you an old friend we look forward to seeing you this season. Lots of goings-on here. When we arrived the first week in November we saw that the roofs were being replaced. It was very noisy, but worth the chaos. They look wonderful! The gates have been hit and hit again. They really don't work properly. This doesn't us happy. Our Master Board is working on that problem as well as many others. The boards receive criticism from many residents. They welcome that which is constructive and well thought out. You too can help the boards by volunteering to be on a committee or by running for office next year. In the mean time be patient, everything takes extra time in Florida. Board members are residents just like you. We all want Half Moon Bay to be the most attractive development in the area. Included in this newsletter are activity updates from the Master, Phases I & II, and KHOV associations.

Welcome to our new handyman Jim Peters. He is doing a great job. We are lucky to have someone with his experience working for us. Have you noticed the flowers that he has planted around the complex?  They were purchased with funds we raised last year at the BBQ's. Thanks to everyone who worked all of those Wednesdays and Sundays last season. We also thank all of you who came out and supported our BBQ's.

Bob has stepped down as president of KHov's Board of Directors. A big thank you to Bob for his many years of service. We all appreciate the many hours, days, weeks and months that you put in to make HMB a better place.

The new season will have many of the usual social activities such as tennis, water aerobics, golf, bocce, cards, mahjong, book club, Red Hats, dinner dances, bingo, and BBQ's. We're also planning at least one new event, a Hawaiian Luau. We hope you'll join us for all the upcoming activities: Super Bowl Party, Sausage Sunday, Italian Night, and St.Patrick's Day Party. Watch for posters. Remember we are always looking for volunteers to help. We will post an event list on the Bulletin Board by the clubhouse and by the BBQ counter. BBQ's will Begin Sunday, January 14th.

Every year we lose another resident, family member, or friend. To those of you who have lost someone this year we send you our regrets. We want you to know you are in our thoughts at this difficult time.

On Sunday, December 3rd a group of about 20 residents helped to put up holiday decorations around the complex. We couldn't do much this year because of the various repair projects being done around the clubhouse and grounds. The social committee would like to thank the residents who donated the beautiful Christmas Tree located in the clubhouse entryway. A big thanks to all of you who helped decorate. "Many hands make light work," Remember we also need help to take everything down on Sunday January 14th.

The coming months will bring many changes and events to Half Moon Bay. Enjoy the season. Be kind to your neighbors. Respect their homes as well as your own. We all have to do our bit to live in harmony. I, for one, love Half Moon Bay and am thrilled to be back for another season.

MASTER ASSOCIATION

The year 2006 has not been a great year for the Master Association so as President of the Association I share much of the blame. Hurricane Wilma wreaked havoc on our property and skewered our 2006 Budget. We were left with an inadequate maintenance staff, aging assets and many good ideas but faced too many roadblocks.

2007 looks much brighter. I will share our thoughts and ideas with you. The highlights of 2006 are what did and did not happen. Another hurricane did not happen. Jim Peters was hired in August to be in charge of our maintenance, a good happening. As I write these words we have a clubhouse with a new roof but the job is unfinished.  We still have not reached a final settlement with our hurricane insurer. Our 2007 budget is set but we are controlled by the amount of maintenance fees we can charge owners. Many owners favor charging more to get things done now while others, beset by taxes, insurance premiums and other costs, want charges kept low.

Everyone wants an attractive front entrance and working gates. We are resolved to add cameras to the front in order to identify those who break our gates. We are also resolved to have attractive landscaping out front that is colorful and low maintenance. Because of the position of the roads we cannot move the location or the style of gates. We can, in the future, improve the technology and adopt a system similar to Sun-Pass/Easy Pass.

The machinery and electrical components running the pools and spa need updating and improvement. We have that scheduled for 2007 along with attention to tennis courts, walks and roadways.

Once the clubhouse roof, ceiling, and insurance issues are resolved, we will focus on the interior of the clubhouse with special attention to the flooring and the furniture.  We will be inviting input from the owners as to floor coverings and furniture.

Lastly, I hope to see better compliance with Community rules in 2007. In 2006 there were many instances of noncompliance causing damage, disruption, and distress for many owners. Some of our neighbors need to show a better understanding of condominium living. We are a residential community, not a resort.

PHASES I AND II ASSOCIATION

On November 30,2007 the Phases I & II annual budget meeting was held in the Clubhouse. The budget was approved as presented. All owners received a copy of the new budget on the 14th of November. Quarterly assessment invoices based on the new budget were mailed out in the middle of December. The Board would like to thank Cindy Hopkins for preparing the coffee and donuts. An update on the installation of the roofs on Buildings 7020 and 7030 was presented. The Board of Directors and our Management Company are working to finish the roofs by the end of December 2006. As you are aware, this has been a difficult project and we are working with our attorneys and insurance company to resolve delays and damage caused by the roofing contractor. Once the roofing project is complete, invoices paid, insurance claims resolved, the Board will send a special assessment notice to the owners in Buildings 7020 and 7030.

The annual meeting for Phases I & II will be held in the clubhouse February 15, 2007 at 10 AM. The annual meeting documents will be mailed to the owners after the first of the New Year.

The Board of Directors of Phases I & II hope that all residents of Half Moon Bay had a very happy Holiday Season. Thank you to Maxine Klein and Holger Alberts for the Holiday decorations in the lobbies of 7020 and 7030 and to Bob Laughlin for the lighting decorations in the parking area.

KHOV ASSOCIATION

Bob has resigned as the president of the KHOV board. Almost everyone at Half Moon Bay knows Bob. His dedication and concern for maintaining the quality of life in our community knows no equal. The "Loopster", as he is known by some of his close friends, has served many years on both the KHOV and Master boards. Bob elected to resign this past October to enable him to spend more time enjoying his grandchildren, cycling around the country, and taking his wife Judy out to more moonlight dinners. The next time you see Bob please say thanks.

The re-roofing project continues, and is nearing completion. Our insurance carrier requested additional information on each individual building, which has delayed financial settlement of this project. Unit owners are advised to move their vehicles away from any construction work being done on their building. Failure to move a vehicle may result in having the vehicle towed at owner's expense.

The special assessment required to fund certain expenses incurred by last year's hurricane achieved a 98.5% payment rate. Of the 205 KHOV unit owners only 3 have failed to pay their assessment. Authorization to place a lien on each of the delinquent units is proceeding along with the collection of the appropriate legal fees,interest,and penalty fees associated with nonpayment of the assessment.

The KHOV board is in the process of obtaining bids for the following improvement projects: replacement of carpeting at each entrance way and stairway in all buildings, application of new asphalt to roadways, and repair or replacement of damaged doors on outside electrical closets. Some of these projects will be delayed until the re-roofing project and cleanup effort are completed.

Once again it appears that many owners have left deserted bikes in the bike racks. The KHOV Board intends to inspect racks and remove those bikes which are deemed abandoned. A notice will be posted regarding this matter in early January.

We would like to take this opportunity to thank all of our friends and neighbors at Half Moon Bay for their cards and notes of sympathy after Pat's daughter passed away in October following a brave battle with leukemia.  Your kind words of comfort were greatly appreciated. Half Moon Bay has always been, for us, a special community of people. We have experienced your kindness during the past several months when our lives have been in such turmoil. Our sincere gratitude to you all.

When compiled, the list will posted on the bulletin boards.

The books in the clubhouse library are now arranged in alphabetic order by author. We ask that when returning books you file them in the appropriate spot or place them on the proper shelf. Welcome back Red Hats. Our first meeting will be Tuesday, January 23rd at 10 AM in the clubhouse. This is a planning meeting. Bring your ideas for outings so that we can discuss them at this time. Coffee, tea, bagles,and donuts will be served. Looking forward to seeing you.
